What Painting Costs in Sun Valley

Sun Valley is mostly flat, single-storey and built from the 1990s onward, which makes access easy and pricing predictable. The one thing that regularly changes a Sun Valley quote is damp. The suburb sits on the valley floor beside the Noordhoek wetland on sandy soil with a high water table, and rising damp in ground-floor walls is common rather than unusual.

We price damp work as a separate line so you can see exactly what is paint and what is repair. If a quote gives you one lump sum for a house with visible damp, you cannot tell whether the problem is being fixed or covered.

When to Paint in Sun Valley

October to April for exteriors, and winter is genuinely not worth attempting here. When the water table rises in the wet months, ground-floor walls hold moisture for weeks after the rain stops. Paint applied onto them looks fine and then blisters in spring.

There is a quirk to the valley floor that catches people out even in summer: heavy overnight dew. Walls that look and feel dry at 07:30 are still carrying surface moisture. We do not start exterior coats before 09:00 in Sun Valley, and we stop applying by mid-afternoon so the film has time to set before the temperature drops again.

November through March is the most reliable stretch. If the house has had damp treated, allow the recommended drying period after the treatment before painting — usually several weeks, and rushing it wastes the whole job.

• Ground-floor wallsBreathable, always. The instinct is to seal a damp wall with a waterproof membrane coating, and it is the wrong move — trapped moisture moves sideways and upward and the problem reappears higher up. A breathable acrylic or mineral system lets the wall dry outward.
• After damp treatmentA salt-retardant render coat first, then a breathable finish. Skipping the render means the salts drawn out of the brickwork will keep pushing through the new paint.
• Exterior generallyA good mid-to-upper range exterior acrylic is sufficient in Sun Valley — you are far enough back from open water that full marine specification is not necessary.
• InteriorsWashable low-sheen in passages, kitchens and children's rooms. Standard matt PVA on ceilings is fine and saves money where nothing touches the surface.

Before You Paint in Sun Valley

• Get a moisture meter reading on ground-floor walls before agreeing to anything — a tide mark 300–900 mm up the wall is the classic sign of rising damp
• If you are in a complex, check the body corporate colour schedule before buying paint. Repainting outside the approved scheme at your own cost is a common and expensive mistake
• White powdery bloom on the plaster is efflorescence, not dirt. It needs to be brushed off dry and the source addressed, not washed and painted over
• Sandy soil means garden beds and irrigation against the wall keep the base permanently wet — pulling the bed back 300 mm often does more than any coating
• Multi-unit work is cheaper per unit. If neighbours are also due, quoting the block together typically saves 15 to 20 percent each
