What Painting Costs in Capri Village
Capri sits on the slope above Noordhoek, and on a steep site the cost driver stops being paint and becomes access. A split-level home with a two-storey drop on the downhill side needs scaffolding, edge protection or rope access before a brush touches the wall, and that can be a third of the total.
The second driver is the west elevation. Capri homes are built to face the view, which means large walls taking full afternoon sun off the Atlantic. Those elevations fail years before the rest of the house and need a different specification.
We quote access as its own line so you can see it. If a quote seems unusually cheap for a Capri home, check whether scaffolding is included or whether it appears as an extra once work starts.
| Job | Typical scope | Guide price |
|---|---|---|
| Interior repaint | 3-bed home, walls & ceilings | R17 000 – R29 000 |
| Exterior repaint | Split-level, standard access | R38 000 – R62 000 |
| Exterior repaint | Scaffold or rope access downhill side | R55 000 – R95 000 |
| Scaffolding | Hire, erection and dismantle | R6 500 – R18 000 |
| Exterior, per m² | Ground-accessible walls | R70 – R100 |
| Exterior, per m² | Scaffold-dependent elevations | R110 – R165 |
| West elevation | UV-grade system, premium on standard rate | +15% – 20% |
| Timber pergola / balustrade | Sand and reseal | R120 – R190 / m² |
Guide ranges for planning. Access is assessed on site — two Capri homes of identical size can differ by R30 000 purely on how the downhill elevation is reached.
When to Paint in Capri Village
October to April overall, but Capri needs the day planned by elevation rather than by month. From November to February the west-facing walls become unworkable from roughly 11:00 — surface temperature on a dark wall in full afternoon sun goes past 45°C, and paint skins over instead of flowing out. You get roller marks, poor adhesion and a coating that fails early.
The practical schedule is west elevations before 10:00, north and east walls through the middle of the day, and south walls any time. October and April are easier because the sun angle is lower and the whole day is usable.
Wind matters less in Capri than down on the flats — the slope gives some shelter — but scaffolding work stops in a strong south-easter regardless, for safety rather than paint quality.
Which Paint Lasts Here
- West and north wallsA high-solids UV-stable exterior acrylic, and honestly the colour choice matters more than the brand. Deep charcoals and dark blues absorb heat, expand the substrate and fade visibly within two summers on a Capri west wall.
- Colour strategyKeep west-facing elevations to mid-tone or lighter — a light reflectance value above roughly 40 makes a large difference to both fade and film life. Save the dark accent colours for sheltered or south-facing walls.
- Split-level wallsA mica-reinforced textured coating bridges the hairline cracking that is common where a split-level slab meets the wall, and hides it better than a smooth finish.
- TimberPergolas, balustrades and screens take the same brutal afternoon sun. A UV-stabilised exterior sealer at three coats, recoated every two years on the west side, beats a heavier one-off application.
What Steep Sites Change About a Paint Job
- Ask specifically whether scaffolding is included, hired for how long, and who erects it — this is the number one source of Capri quote disputes
- Hairline cracks at split-level junctions are movement, not failure. They need a flexible crack-bridging coating, not filler that will crack again
- Water runs off the slope onto lower-level walls during winter rain. Check that the downhill plinth and any retaining structure are sealed before painting
- Vehicle access is limited on the lower streets — material handling adds time and any honest quote reflects it
- West-facing gutters and fascias degrade fastest. Doing them on the same cycle as the walls avoids a second scaffold hire later
