What Painting Costs in Muizenberg
Muizenberg has two distinct types of painting job. Modern plastered homes towards Lakeside and Marina da Gama price much like the rest of the peninsula. Older Village properties — the Victorian, Edwardian and Art Deco stock near the beachfront — frequently have original lime plaster and need a completely different system.

When to Paint in Muizenberg
October to April, with March, April, October and November the most productive months. Midsummer brings the south-easter, which loads seaward walls with salt spray and makes afternoons difficult on the beachfront side.
The rule that matters most in Muizenberg: every exterior wall within sight of the beach needs a fresh-water wash-down 24 to 48 hours before coating, and must be fully dry before the first coat. The salt film is invisible and it is the reason most beachfront paint jobs peel early. Do not let anyone skip this to save a day.
Winter is out on the seaward face — north-west rain drives straight onto it. Inland-facing walls and interiors are workable through the shoulder months, and winter is a good time to get interior work done at better rates.

- Original lime plasterA mineral or silicate paint. Putting modern acrylic on Victorian lime plaster is the most common and most expensive mistake made in the Village. The acrylic seals the wall, moisture cannot escape, and the plaster eventually detaches in sheets. Replastering costs several times the difference in paint.
- Modern plaster near the beachA high-build coastal acrylic, applied after a fresh-water rinse. Expect four to five years on the beachfront elevation against six or seven inland.
- Timber sash windowsStrip properly rather than overcoating, repair rot at the sills and lower rails, prime bare timber and finish with a water-based enamel. Keep the meeting rails and beads clear so the sashes still run.
- Metal railings and balconiesZinc-phosphate primer under enamel. Salt reaches these harder than the walls and untreated rust will bleed through a new coat within one winter.
Older Muizenberg Properties
- Establish whether the plaster is lime or modern cement render before anything else — it determines the entire specification and the price
- Never high-pressure wash old lime plaster. It erodes the surface and drives water into the wall. Low pressure and hand cleaning only
- White crystalline deposits at the base of a wall are salts, not dirt. That plaster usually has to come off and be replaced with a salt-retardant render
- Original timber sashes are almost always repairable. Replacement is rarely necessary and rarely cheaper once you count the making-good
- If the interior of an outside wall is spotting with mould, look at the outside face first — a failed exterior coating on the weather side is the usual cause
