What Painting Costs in Ocean View

Most Ocean View homes are single-storey plastered brick with easy access and simple roof lines, which keeps costs down. The useful thing is that a paint job here does not have to happen all at once. Doing the weather-facing elevation this year and the rest next year is a legitimate strategy, and it is cheaper than letting the whole house degrade and then repairing plaster.

The prices below are itemised deliberately so you can pick what you need now. Every one of these is something we quote on its own.

When to Paint in Ocean View

October to April for exterior work. Within that, late February through April is the best value stretch of the year. Contractors are less committed than during the September to December rush, days are mild, and there is enough overnight warmth for the coating to cure properly.

If you want work finished before December, get quotes in by August or early September. Booking in November for a pre-Christmas finish rarely works and usually means paying a premium for someone squeezing you in.

Avoid May to August outside. Walls do not dry between coats, and a film applied onto a cold damp surface never reaches full hardness — it will look acceptable and then chalk off within two years.

Where to Spend and Where to Save

  • Worth paying forExterior wall paint. A mid-range exterior acrylic such as Prominent Rock-Grip Ultra or Dulux Weatherguard genuinely outlasts cheap PVA by years. Two coats of a decent product costs less over five years than three coats of the cheapest tin.
  • Safe to save onCeiling paint. Standard matt PVA on a ceiling is completely adequate — nothing touches it and it sees no weather. Spending premium money there gets you nothing.
  • The common mistakeBuying a 20-litre bulk contractor PVA on special and using it outside. Those are interior grades. On an exterior wall in this climate they chalk within about eighteen months, and the removal cost wipes out the saving.
  • Interior priorityUse a washable low-sheen in passages, the kitchen and children's rooms where hands and furniture make contact. Matt is fine in bedrooms.

Getting a Fair Quote

  • A quote should state the product name, the number of coats and what preparation is included — a single figure with no detail tells you nothing
  • Get the weather-facing elevation done first if you are phasing. It is the one that fails, and repairing failed plaster later costs more than painting on time
  • Two coats is the minimum outside. One coat is always a false economy and shows within a year
  • Ask what happens if it rains mid-job. A reasonable contractor builds weather days in rather than rushing coats to finish on a fixed date
  • Check that ladder work and any high gable access is included, not added afterwards

Ocean View Painting Questions

What does it cost to paint a house in Ocean View?
A full single-storey exterior generally runs R16 000 to R28 000, and a full two to three bedroom interior R11 000 to R19 000. Individual rooms start around R1 800.
Can I paint just part of the house?
Yes, and it is often the sensible approach. A single weather-facing elevation typically costs R5 500 to R11 000. Doing that side first protects the wall that actually degrades.
Is expensive paint worth it?
Outside, yes — a mid-range exterior acrylic lasts years longer than cheap PVA and works out cheaper over five years. On ceilings, no. Standard PVA is entirely adequate there.
What is the cheapest time of year to get painting done?
Late February through April. The pre-Christmas period from September to December is when demand peaks and prices firm up. Autumn gives you mild weather and better availability.
How many coats should an exterior job get?
Two, over properly prepared and primed surfaces. Any quote offering one coat outside is either a touch-up or is going to disappoint you inside a year.
